  1. What is my property worth?
    The agents at Prudential Montana Real Estate (formerly KING REAL ESTATE) have the experience to properly evaluate your property. We will prepare a Broker’s Opinion of Value using the past closed sales of similar properties, replacement cost analysis, and existing competing properties. Ultimately, the Buyer will determine the value of the property. By correctly pricing and "positioning"  the property according to the market climate one will maximize interest and strengthen negotiations.  We help our clients develop a pricing strategy that will bring positive attention to the property.

  2. What commission do you charge to list my property?

    Brokerage fees are negotiable. Our Company Seller Services include an extensive marketing effort and our high level of client care. We make every effort to keep our “attend every showing” promise. While we often sell our own listings as a result of marketing excellence, we gladly cooperate and compensate Buyer’s Agents. When we provide our seller clients with the full range of services including our marketing plan, Buyer Broker cooperation policy, level of negotiating experience, and sales knowledge, it is easy to see that we work hard to earn our commission. If a Seller were willing to give their property away, they would not need an Agent. Our services add value to the transaction.

  3. How long do you think it will take to sell my property?

    The property needs to be priced correctly. The marketing/advertising needs to create awareness to other co-professionals and to the public at large that the property is for sale. If these three services are performed correctly, the property should sell to one of the FIRST 10 BUYERS THAT LOOK AT THE PROPERTY.
     How long it will take to get ten buyers to the property? It is impossible to determine the answer to this question, but price activity and desirability help us guide you with our best guess. The number of days on market is different for different types of property and for different price ranges. We consider it our duty to help you understand YOUR market so that you can accurately plan your next journey. We are committed to assisting you through the entire process.

  4. Who will be showing my property?

    Unless otherwise arranged, an agent from Prudential Montana Real Estate (former KING REAL ESTATE) will be present at every showing. This is a part of our “attend every showing” promise. Showings are an important part of our Seller Services. We attend every showing in order to make sure that the buyer and the Buyer’s Agent, if applicable, have a positive experience while viewing the property and get answers to any questions they may have while at the property. Our due diligence research helps us to discover all the details about the property before the buyer views the property. That means we are better informed and can answer the questions that a prudent buyer might have at the time of the showing. This helps to  facilitate a  higher offer with fewer contingencies, and ultimately, a faster closing. Our presence at every showing makes it easier for cooperating agents to show the property. In an accelerated market with many properties competing for the same buyer, it is important to have the property make a great impression at the first showing.

  5. What should I do to make my property show better?

    Our real estate sales experience can help you to understand if there are any repairs that should be made in order to maximize the price of the property. Your agent may also suggest that certain items of due diligence be preformed as well – such as locating and pumping the septic system, a pre-sale home inspection, locating the property corners, or clarifying any easements or water right claims. Your agent at is committed to making the due diligence as complete as possible in order to bring the best “property product” to the market place. Removing the clutter from the home and cleaning up debris from the property will almost always make the property more appealing and generate higher interest and a better offer. We consider our relationship with our sellers to be a partnership where we work together to get the highest price the market will bear.

  6. Where will you advertise?

  7. How many forms have to be signed? Are they complicated?

    The real estate forms used in Montana are fairly simply. Your agent will assist you in a thorough understanding of each form. Our goal is to make the listing and selling process as stress free as possible by applying our experience and our commitment to serve our client’s needs. Our agents have closed throusands of transactions collectively.

  8. What is the standard time period for a listing?
    The length of the listing agreement (the employment contract between a seller and Prudential Montana Real Estate (formerly KING REAL ESTATE) depends upon our collective review of the desirability of the property, the price, the development and implementation of an effective marketing plan, and the average days on the market for the property by type. The agents want each and every listing in our property inventory to sell. We want our selling clients to tell others about how easy it was to have their property listed with us, what a great job we did, and how we were there to help them every step of the way. The marketing plan will often dictate the length of the listing agreement in order to properly expose the property to co-professionals and the public at large. We know that our sellers are confident that we are working hard for them every day through the closing process and beyond.  Do not hesitate to ask for references from other past sellers.

  9. What will the closing costs be?

    The agentswill prepare an Estimate of Sellers Proceeds at both the time of the listing and at the time of all offers and counter offers. By doing so, the seller will always understand the costs associated with a sale. This service helps the seller feel more confidence through the selling process. No surprises!

    Closing Costs
    Title insurance Owner’s Policy:  The premium is based upon the sales price.
            ( Example: $250,000 = $935.00 – Sellers pay for it. )
    Closing fee ½: Usually $200.00 each
    Water rights transfer fees: $50.00 ( can be shared with buyer )
    Document preparation fees and recording fees: Estimated  $100.00
    Any Loan Payoffs including the previous month’s interest
    All taxes for previous year(s) and current year through the date of closing
    Brokerage Fees, as per listing agreement

    Knowing "the bottom line"  ( net to seller at closing ),at the time of listing and at the time of an offer helps the Seller to make the decison about sales price. The Estimate of Seller’s Proceeds is an important part of the listing process. We are committed to helping our clients understand the process of selling every step of the way.
